Happy Thursday, Y'all! Early voting started this week, so make your plans to go vote if you haven't already! I am thrilled and thankful to have the right to vote in our beautiful country. When I go to vote tomorrow, I will be honoring the heroic women of the Women's Suffrage Movement who fought tirelessly for decades until the 19th Amendment was ratified 100 years ago. God bless those women!
The September real estate sales data is out, and the numbers are shocking. Here are the highlights for the Austin Metro Area:

The total sales volume for September was up 45% over last year at $1.8 Billion in sales.

Only 1.1 months of inventory, or homes actively listed for sale, which is 60% lower than last year.

Sales prices of homes closed are up 16.2%.
-
Homes are selling 24% faster, and they were already selling pretty fast last year!

The number of homes sold is almost 25% higher this year, and the number of listings is only up 2.2%.
What does this mean? We have a shortage of supply and a TON of demand, and that always means climbing prices. I often get the question, "When is the right time to buy?" My answer is definitely NOW, which is the next best thing to yesterday. :)

While we continue to pave through this Covid-19 era, the national real estate market continues to shift as well. As increased working from home and social distancing practices remain our new normal, recent studies and statistics are showing that certain cities are fairing much better than others when it comes to popularity and livability.
A recent article published by Forbes shares that Americans are migrating away from “high-priced real estate markets as well as high-tax, high-lockdown urban locations.” And instead, homeowners are opting for “more space, quieter neighborhoods, home offices, newer kitchens and access to the outdoors, traits which have revived a strong interest in the suburbs and smaller metro areas.”
With a high-demand for inventory and a growing population, Austin remains a top desirable city to live in for 2020-2021.
However, places like NYC, Chicago and California’s largest cities are continuing to fall down on the list of where American’s want to live and work as the pandemic continues.
