Happy Thursday, Y’all! I hope you all have been soaking in the holiday spirit and enjoying some festivities as we inch closer and closer to Christmas! There are so many events and happenings going on around Austin, so for this week, I highlighted two of my favorite picks for festive weekend fun (see below)! With 2022 almost here, I wanted to share a quick note about the real estate market and what we are seeing as we move into 2022. While we usually see a seasonal drop in real estate listings and sales from November to December, we are seeing similar signs as we did last December. With extremely low inventory and demand already heating up again, we can expect early 2022 to be much like early 2021. Because of this, I encourage anyone interested in buying to get started sooner rather than later for the best advantage, especially in the case of affordability. Competition is already getting tough for homes in the area that are more affordably-priced — just this week our team experienced a 60+ offer situation on a home in Hutto and a six-figure over list price in Crestview!
It's not just the city of Austin, as you can see. Prices may be spiking again in early 2022 all around, including Austin's many suburbs, so acting quickly and aggressively will be a winning formula for buyers currently in the market! $400 Million-Plus Development Coming to Cedar Park

Looks like another Austin suburb is on track for a big upgrade! Last week, "the Cedar Park City Council approved an agreement with Austin-based CPM Development LLC to build a 250-room hotel and 30,000-square-foot convention center complemented by retail and entertainment spots, including a huge home-furnishings store," says CultureMap Austin in their latest coverage on this development.
Cedar Park City Manager Brenda Eivens describes the development as “a transformative project that will create the greatest economic development return in Cedar Park’s history,” generating an anticipated $425 million in tax revenue over 25 years.
CultureMap Austin reports that construction on the 117-acre project development could start in 2024, with NFM tentatively set to open in 2025. Click here to learn more from CultureMap Austin.
