Happy Thursday, Y’all! It’s that time of the month — the latest year-over-year housing market statistics from the Austin Board of Realtors (ABOR) are here, and I’ve included a quick snapshot of these numbers down below.
The market is continuing to normalize, and despite a decrease in the “hot” record-setting numbers we saw this time last year, the market still remains very active with moderating home prices, strong pending sales and properties selling closer to list price. All of these factors make for a healthy and balanced market!
On the selling side, inventory might be up, but homes are still selling very well when priced right and presented effectively. Plus, Austin’s strong job and population growth is continuing to help with buyer demand, and the city is still outperforming compared to other national trends!
For buyers, this normalizing market and increased inventory is particularly advantageous, especially for first-time homebuyers who may not have been able to buy property over the past few years.
