Happy Thursday and Happy October, Y'all! Bless this beautiful weather! I hope you are getting out and enjoying it. This is one of my favorite times to be out and about in Austin. With a flurry of new real estate activity, I'll be enjoying the outdoors this weekend by showing lots of homes! I'm not going to let this weekend pass me by without some hiking and biking, though. I've also included some other ideas for you below including a ghost tour! The trend continues of intense buyer demand and not nearly enough sellers in our market. I've noticed it's common for people to think selling privately, off-market is a good idea and we're seeing this trend. If you hear of anyone selling their home privately, send them our way. We'll help them walk away with tens of thousands more in proceeds with our selling strategies. Most privately sold homes sell for less than they should, by a large margin. If you have questions about whether or not the timing is right for you to sell, I'd be happy to talk with you about that. I'm a big believer in holding real estate, so I'm more likely to talk you into holding than selling but it all depends on your situation. Reach out anytime! |

It's hard to believe that more than 6 months into COVID-19 the demand for new, unique homes continues to increase. Here's what we're seeing across the country: |
Mortgage rates have dropped below 3%, the lowest in history. US home prices increase 5.5%, with sales of homes over $10 million up 11% YOY, according to WSJ.

While we never thought it would be possible, we're seeing rates as low as 2.5% on 30-year fixed mortgages and predict this could last well into 2022. |
Buyers want their very own paradise: Searches for pools have increased more than 1500% YOY. Buyers want a personal oasis: Searches for outdoor space have increased more than 900% YOY. Searches are up 40% nationally on Compass for single-family homes. Home prices grew in 96% of metro areas in the second quarter of 2020.
