Happy Thursday, Y’all! For my fellow Austinites, I hope you all have been staying warm with this cold weather… only in Texas can it go from 80 degrees to 30 degrees in ONE day! While temps are lower, the demand for inventory in the area is getting even higher. The real estate market remains hot and economic growth isn’t stopping anytime soon, which in turn means we will keep seeing increased housing interest. ABOR’s latest market stats for January year-over-year are here, so please see below for these stats and more detail about what’s happening in the current market!
We know a lot of potential buyers and/or sellers have many questions right now on how to navigate Austin real estate, and my team and I would like to help and be a trusted resource! With this, I’m excited to announce that starting next week, Ellevé will be doing a 30-minute “Lunch with Lauren” Zoom series covering the most pressing real estate topics. We'll be sharing our insider knowledge and expertise on all aspects of the home buying and selling process. We want our clients and followers to feel confident and competent in their real estate ventures, and our hope is to make these Zoom sessions a beneficial resource to all!
So next Tuesday, March 1st, at 12:30 p.m., will be our first “Lunch with Lauren” session, and the topic will be, “How to make a cash offer… even when you don’t have any!” We’ll be sharing our strategies, and feel free to attend and just listen or also ask any questions.

The the latest Austin housing market stats for January are here, showing the latest year-over-year (YOY) housing insight for the city of Austin.

In the city of Austin, the median home price rose 20.9% year over year to $550,000 — a record for the
month of January. Home sales decreased 10.6% to 711 sales, while sales dollar volume increased 2.6% to
$465,738,899.
During the same period, new listings decreased 18.3% to 784 listings, active listings dropped
37.7% to 362 listings, while pending sales also dipped 7.2% to 960 pending sales. Monthly housing inventory
decreased 0.2 months year over year to 0.3 months of inventory.
