Happy Friday, Y'all! For the real estate market in Austin, fall is proving to be just as hot as summer. The trend we're seeing is that new listings have slowed down, but buyer demand is still quite strong. Last month, we saw a 19.9% increase in sales volume in Austin with a record-breaking 14.9% increase in median home price. Active listings are down 26.6% and our inventory is at a mere 1.5 months. Pending sales are ahead of new listings by 15%! What does this mean? Mainly it means that prices are climbing because our supply can't keep up with the demand. This is good for sellers who are ready for a change and also good for buyers who want a great return on their investment over the next several years.
