Happy Thursday, Y’all! I’m thrilled that the Christmas season is here. It’s such an exciting time, and I’m looking forward to all of the festive things going on around Austin (see below for one of my favorite events — the annual Peppermint Parkway at Circuit of the Americas!). Another one of my favorites is Zach’s production of “A Christmas Carol," which we’re talking the whole family to see next Sunday. If you haven’t seen it, it’s a must-see! Also, December means that my team and I are starting our 12 Days of Holiday Giveaways! As for the market, the latest ABOR stats are here (keep reading below for the full scoop), and although home sales are down this past month from this time last year, demand for housing is still high and inventory is very low. While things have cooled slightly, it’s still a booming market, and interest in the Austin area is only increasing. In fact, Austin was recently named the “World’s Number 1 City to Move to in Global Ranking” by the British personal finance platform money.co.uk, beating out Tokyo, Japan (#2) and Charleston, South Carolina (#3). This global allure, plus Tesla’s Austin factory opening and Samsung’s relocation to nearby Taylor, Texas is only going to make the demand for housing in our area escalate.

The ABoR’s Austin Housing Market Report is here, showing the latest year-over-year (YOY) housing insight for the city of Austin.
The median home price rose 21.1% year over year to $536,000, which is a record for the
month of October. Home sales decreased 11.7% to 1,062 sales and
new listings decreased 8% to 1,236,
while pending sales increased 2.5% to 1,209. Monthly housing inventory decreased 0.3 months year over
year to 1.0 months of inventory, which continues to be a plus for sellers as the demand for available housing is high.
