Happy Thursday, Y’all! How’s everyone doing this week? I’m sure by now you are all back into the hustle and bustle and into a regular routine again post-holidays. Now that we are midway through January, I can confirm, as expected from my previous real estate updates in December, that the market is revving up once again in the Austin area! We are seeing similar trends to what we experienced this time last year.
With elevated buyer interest, longer lines for showings and multiple-offer scenarios, the Austin area market is getting more competitive once again. Sharing this is not meant to scare away any potential buyers, but I wanted to make this an important note for anyone that is on the fence or looking to buy in the next few months. Inventory is still low, and with the escalated buying demand, it’s important to know your options and get in sooner rather than later, as this trend is not expected to change anytime soon!
With all of the new jobs opportunities coming in from big hubs like Tesla, Dell and Amazon, more people are flocking into our city and the surrounding suburbs. In fact, Austin was recently declared the second-best performing job market in the U.S. (see below for the full scoop!). While this is great news for our city and its growth, it in turn, makes an impact on real estate for both sellers and buyers. Next week I’ll be sharing the latest market statistics that can help reveal a little more of what is soon to be expected and what current trends we are seeing. Austin's Job Market Earns No. 2 Ranking in the U.S.

Good news for Austinites! The latest national job market data was released this past month and according to a report by the Greater Austin Chamber of Commerce, Austin landed No. 2 on the jobs list of the best-performing markets among the top 50 metros!
Here are some of the top highlights from the report:

Austin has made up all of 2020’s pandemic-related job losses and currently has 47,000 more jobs than it had in February 2020.

Austin ranks as the 2nd best performing major job market over the last 12 months and since the beginning of the pandemic.

Austin's seasonally adjusted unemployment rate is 3.5% in November, improved from 3.7% in October.

The rise of tech jobs, especially from big hitters such as Amazon, Tesla and Dell has certainly been a helping factor in Austin’s booming job market.
