The Austin real estate market is still moving, and as the market and weather warm up, we are gearing up for summer.

Even though the spring may have started us off more quietly than usual with sheltering-in-place, we are anticipating a busy real estate season ahead. I'm excited to provide you with market updates and fun summer activity ideas from Ellevé and Compass.

Sales are Strong

What's happening with Austin real estate this week?

Pending sales in Austin have bounced right back to where they were this time last year. Pending sales are a strong indicator of buyer demand, so I am confident in Austin's recovery.

Also, preliminary sales data for April is out. Prices are UP 4.4% year-over-year in Austin. While this is lower than we've been seeing pre-pandemic, it's a great sign that prices are not falling. We would expect to see prices leveling a bit with decreased demand as well as supply. With a little over 2 months of inventory, we are still experiencing a strong sellers' market. Also, homes are selling 5 days faster than last year. The total sales volume is down 23%. Not too shabby compared with what other cities are experiencing. I am so grateful to live in the amazing city of Austin, TX!
